An Introduction to West Glenouther & Whitelee

  • Overview

The properties are situated approximately 17 miles south-west

of Glasgow on fertile soils within rural East Ayrshire. The location provides excellent access links to airports, the rail network and, of course, the well-established timber markets in Southwest Scotland.

Offered as a whole or in two lots, this presents a rare opportunity to acquire well located and compact woodlands with an attractive combination of conifers and broadleaves providing both amenity and commercial appeal.

    Location & Directions

The Lots lie either side of the B769 approximately 3 miles northeast of Stewarton in East Ayrshire. The property is shown on the location and sale plan to the rear of these particulars and can be found on OS Sheet 1:50,000 Number 64, Grid Reference NS 457 490 and the nearest postcode is KA3 5JU.

    Access

Lot 1 is currently accessed via a track through East Whitelee Farm. There is a servitude right of access for all purposes from A -B on the sale plan. In addition, there is a right to construct a forest road from the B769 to the woodland for all necessary purposes, including all agricultural and forestry purposes and this is shown as C-D. Further information is available from the Selling Agent upon request.

There is a servitude right to access Lot 2 via West Whitlee Farm from E-F. There is also a gateway off the B769, at point G, where an access for timber extraction can be created, subject to the relevant consents.

    LOT 1: West Glenouther

The conifers have established well and are showing vigorous growth rates on freely draining brown earth soils. The roadleaves comprise discrete stands of Silver birch, Sycamore and Alder as well as a range of minor species.

    LOT 2: Whitelee

    (25.37 HA – 62.69 ACRES) - OFFERS OVER Ā£185,000

The conifer crops are predominantly Sitka spruce (90%) with some smaller stands of Norway spruce (10%). The broadleaves comprise discrete stands of Sycamore, Silver birch, and Alder and in mixture with minor conifer species.

The conifer crops are now well established and showing vigorous growth. This is a highly attractive mixed woodland with an appealing mixture of species and open ground.

annul the sale nor entitle either party to compensation

in respect thereof. Prospective parties are asked to

satisfy themselves on inspecting the titles which take

    precedence over the marketing materials.

should be contacted in advance to advise on access

arrangements. For the personal safety of interested

parties, please be aware of potential hazards at the

    Prospective Purchasers/Anti-Money Laundering Regulations

Any offer by prospective purchaser(s), regardless of where they are ordinarily resident and regardless whether on a cash or subject to loan finance basis, must be accompanied by a financial reference from a bank/funding source that is acceptable to the sellers.

Prospective purchasers will also be required to produce

identification sufficient to satisfy anti money laundering

regulations and checks against the intended purchaser

or nominee together with other documentation that may

be required, from time to time, in order to support any

conditional offers submitted to the seller. Bidwells LLP

accepts no liability of any type arising from your delay or

other lack of co-operation in this regard. Failure to provide

the requisite AML documentation with offers may result

in them not being considered at the closing date or being

superseded by an offer which is. Settlement may also be

delayed or aborted due to non-compliance with requests

for information or failure to deliver adequate information

within the requisite timeframes. We may hold your name

on our database unless you instruct us otherwise.

    Closing Date

A closing date may be fixed, and prospective purchasers

are advised to formally register their interest through

their solicitors with the selling agents. Prospective

purchasers should be aware that unless their interest

in the property is formally noted, no guarantee can be

given that confirmation of a closing date will be provided,

consequently the property may be sold without prior notice. For the avoidance of doubt, noting interest only entitles prospective purchasers to notification of a closing date being set and not that other potentially competing pre-emptive offers have been received. The sellers are entitled to accept any offer at any time.

    Offers

Offers in Scottish Legal Form should be submitted to the

Selling Agents at their Inverness office. Parties are asked

to satisfy themselves that they fully understand the implication of offering under Scottish Law. The sellers

reserve the right not to accept the highest or indeed any

    offer.

Please note all signage and movable equipment is

excluded from the sale and the seller reserves the right to

    remove.
